Top Three Gun Lake Homes for Sale Now - August 2026

If you are searching for Gun Lake homes for sale, the most important question is not simply, “Which house looks best?” It is, “Which version of lake life fits the way I actually want to live?”

As of August 4, 2026, these three active Gun Lake waterfront homes present three meaningfully different choices. One emphasizes land, storage, and room for lake equipment. One offers custom character and private channel frontage. The third puts the emphasis on broad water views and private frontage without an association.

I am calling these three standout options, not declaring an absolute first-, second-, and third-place ranking. The right order changes with the buyer. A boat owner with several recreational vehicles may value storage differently from someone who wants a main-floor suite or an unobstructed daily view of Gun Lake.

1. 12409 Bay View Drive, Wayland - Space for the whole lake lifestyle

Current asking price: $1,300,000 | MLS 26035164

This 2004 Craftsman/Traditional home offers three bedrooms, three full baths, approximately 2,908 finished square feet, one acre, a three-stall attached garage, and a substantial 40-by-40 barn.

The MLS reports 240 feet of frontage and describes a combination of channel, lake, and pond water features, along with private frontage, shared frontage, association access, a dock, a boathouse, and a dedicated boat slip. That mix deserves careful review with a buyer because the legal and practical value of frontage depends on exactly what is owned, shared, and assigned.

The compelling story here is capacity. The updated home has generous gathering spaces and broad outdoor living, but the one-acre site, barn, and three-stall garage make it especially relevant to buyers who want room for boats, vehicles, tools, hobbies, and the equipment that accompanies year-round recreation.

The tradeoff is that this is the highest-priced home in the group and includes an association fee reported at approximately $230 per month. Buyers should verify the association documents, slip assignment, frontage rights, possession terms, and what is included before comparing it with a no-association property.

2. 12702 Park Drive, Wayland - Custom character on the channel
Current asking price: $1,100,000 | MLS 26038371

Built in 2007, this Cape Cod offers three bedrooms, two full baths, one half bath, and approximately 2,617 finished square feet. The MLS reports 70 feet of private channel frontage and no association.

The visual character is immediate: warm wood interiors, soaring ceilings, a floor-to-ceiling stone fireplace, lake-facing glass, and a custom design that feels deliberately connected to the water. The main-floor primary suite, main-floor laundry, screened porch, covered deck, generator, and attached two-stall garage give the home practical everyday utility as well.

This may be the most natural fit for a buyer who prefers architectural personality and wants primary living functions on the main level. The channel setting can also appeal to someone who likes a more protected edge while retaining access to the all-sports lake.

The important nuance is the word “channel.” Private channel frontage is real waterfront, but it is not identical to broad main-lake frontage. A buyer should evaluate navigation, depth, traffic, view, sun exposure, shoreline condition, and the route to open water rather than treating every foot of frontage as interchangeable.

3. 4271 Pickerel Cove Road, Shelbyville - Direct views without an association

Current asking price: $950,000 | MLS 26039278

This 1982 home offers three bedrooms, two full baths, approximately 2,837 finished square feet, a main-floor primary suite, a detached two-stall garage, and a gazebo. The MLS reports 95 feet of private Gun Lake frontage, a dock, panoramic water views, and no association.

Its strongest advantage is the relationship between the house and the lake. Expansive glass brings the water into the living space, while the deck, screened outdoor area, shoreline, and dock make the view feel like part of everyday life rather than an occasional backdrop.

At $950,000, it is the lowest asking price of these three. That does not automatically make it the best value; the homes differ in age, lot size, storage, association structure, location, and improvements. It does make Pickerel Cove a serious comparison for a buyer who prioritizes private frontage, broad views, main-floor living, and freedom from association dues.

The MLS and tax sources show a square-footage difference - approximately 2,837 finished square feet in the listing versus approximately 2,537 square feet in the tax record. Buyers should verify the measured area and any improvement history before relying on price per square foot.

Which Gun Lake waterfront home fits you?

The simplest comparison is this:

  • Bay View Drive: strongest for land, storage, lake toys, and larger-scale gathering.

  • Park Drive: strongest for custom character, protected channel frontage, and main-floor convenience.

  • Pickerel Cove Road: strongest for direct water views, private frontage without an association, and the lowest asking price of the group.

That is why I do not advise lakefront buyers to rank homes only by price per square foot. Waterfront type, view corridor, shoreline, dock utility, privacy, access, outdoor living, storage, association rights, condition, and eventual resale audience can all materially change the decision.

FAQ

Are these homes directly on Gun Lake?

All three are reported as waterfront with Gun Lake access, but their frontage classifications differ. Park Drive is private channel frontage. Pickerel Cove is reported as private lake frontage. Bay View includes a more complex combination of channel/lake/pond, private/shared frontage, association access, and a dedicated slip. Verify the legal and practical rights for each property.

Which home has the most reported frontage?

Bay View Drive reports 240 feet. Pickerel Cove reports 95 feet, and Park Drive reports 70 feet. The type, location, usability, and rights attached to frontage matter as much as the raw number.

Which property has no association?

The MLS reports no association for Park Drive and Pickerel Cove Road. Bay View Drive reports an association fee of approximately $230 per month.

Can CLINT MAKI arrange a showing even though another brokerage listed the property?
